Avenue 77 is a project being undertaken by Luxembourg-based investors who operate in international financial services but who are also involved in other sectors amongst which, the management of business centres in various countries. Conveniently located at the primary entrance to the Central Business District, Avenue 77 is a 12,000m2 mixed-use development consisting of office space, retail and catering establishments, green spaces and pedestrian zones. 

Our fundamental objective is to create a destination where all those working or visiting Avenue 77 may enjoy a vibrant and motivating environment whilst finding support in their work-life balance and personal needs, all this with a clear focus on environmental aspects. 

Conceptualised by Soulbricks, an international well-known serviced real estate designer and operator, Avenue 77 offers a seamless combination of traditional office spaces and a fully serviced business centre. The design adopted by Sophie Top, (Soulbricks), is focused on integrating comfort, a tranquil ambience and technology in the workplace.

Avenue 77 is consciously different. The focus on guest and tenant experience is five-star, making it truly distinctive. At Avenue 77, hospitality-first is the mindset. The community managers will ensure that both guests and tenants will be hosted to the best possible services, thereby ensuring a positive experience throughout one’s stay. 

The Avenue at ground floor covering an area of 2000m2 will be utilised for bars, restaurants, a fitness centre, a pharmacy and a convenience store as well as other amenities.

The Avenue 77 app also informs you of visitor arrivals and connects you to the Avenue 77 community whilst providing updates on all concierge services and events being organised.

AVENUE 77 CONTRIBUTION TO THE ENVIRONMENT AND SUSTAINABILITY

Avenue 77 ensures that all environmental obligations are met and respected. In fact, Avenue 77 is working towards BREEAM “very good” Certification. BREEAM is the Building Research Establishment Environmental Assessment Method, the longest established rating system of its kind. This will ensure that the acoustic performance, air quality and distribution of natural light within the premises is always at its optimal.

Access in and out of Avenue 77 is well planned so that tenants and visitors may use alternative means of transport.

Public transport is available at our door step. Various packages will be made available for e-scooters, e-bikes and car sharing. For those preferring to commute using their own car, ample parking spaces are provided as well as chargeable points for electric cars.
